So the loveseat and the sofa are basically brand new. The hutch and the dark brown loveseat will be removed and the other furniture put back in here upon the sale. We are negotiable on the La-Z-Boy loveseat, but we are not negotiable on the hutch as this belonged to our son. The manufacturer warranty is good through July 27,2025 and there is a 5 year transferable extended warranty.

The stairs can be included if you want them. They are made from Trek and have double platforms.
