Electrical, water, and stove/refrigerator all work well. See below for specific issues unique to this unit.

We put new tires on it about 5 years ago but they are in like new condition with less than 2,000 miles on them.

The basement air does not work (needs new or rebuilt compressors) so I simply added a high-capacity York Mini-Split ($2,700) that is both a heater and air conditioner — works great!

It is mounted on the hitch and can easily be dismounted. I planned on using this RV as my summer home in Colorado but plans have changed.

(The recirculating fan on the basement unit works well and the LP heat works. No use for it since we live in the desert!)

The old furniture has been replaced with a power recliner, fireplace, and side chair that is included.

The passenger chair has been removed and is in storage — reinstall it, or keep it for the next owner.

I recently replaced the motherboard on the water heater — works great in electric mode. I do not use the LP gas side so the buyer can switch it over.

It has a large microwave that needs service.

We removed the carpet in the kitchen, bath, and BR and replaced it with nice tile, and the large area rugs are included.

When I installed the Mini-Split in the bedroom, we had to remove the mirror that was glued to the wall. As a result, I bought a large mirror to hide the scrapes from removing the mirror. A little scape and paint and like new!

We got rid of the bench seating long ago so I use the dining table as my computer desk. It can easily be put back in the middle to accommodate 2 chairs. (My office chair is NOT included)

The refrigerator works great, no leaks, some cosmetic issues but in all, a really nice home on the range or the road!

Computers, fire pit, deck, chairs, and my cat are not included.
