We put new tires on it about 5 years ago but they are in like new condition with less than 2,000 miles on them.

The basement air does not work (needs new or rebuilt compressors) so I simply added a high-capacity York Mini-Split that is both a heater and air conditioner — works great! Simply plug into the 30 amp side.

(The recirculating fan on the basement unit works well and I believe the LP heat works. No use for it since we live in the desert!)

The old furniture has been replaced with a power recliner, fireplace, 55″ Samsung TV, and side chair that is included.

The passenger chair has been removed and is in storage — reinstall it, or keep it for the next owner.

I recently replaced the motherboard on the water heater — works great in electric mode. I do not use the LP gas side so the buyer can switch it over.

It has a large microwave that needs service. I recommend you install a new one, as Sears wanted $200 to fix it!

We removed the carpet in the kitchen, bath, and BR and replaced it with nice tile, and the large area rugs are included.

When I installed the Mini-Split in the bedroom, we had to remove the mirror that was glued to the wall. As a result, I bought a large mirror to hide the scrapes from removing the mirror. A little scape and paint and like new!

We got rid of the bench seating long ago so I use the dining table as my computer desk. It can easily be put back in the middle to accommodate 2 chairs. (My office chair is NOT included)

The refrigerator works great, no leaks, some cosmetic issues but in all, a really nice home on the range or the road!

Computers, fire pit, deck, chairs, and my cat are not included.
