This 2022 Grand Design Reflection 312BHTS is truly one of a kind located on Cape Cod. I purchased it new, and then ripped everything out and completely remodeled it, giving it a farmhouse feel. We removed all the chunky window moldings, and slide trim, painted the walls white with scuff X, completely rebuilt the kitchen island, and most of the cabinets and replaced them with dovetailed drawer boxes and soft close hardware, custom woodworking throughout the camper.
The rig is equipped with a propride hitch for superior towing control; this is a $3500 hitch. Trailer movement is kept to a minimum with the help of the JT strong arm support struts attached to the electric stabilizers.
The main living area features opposing slides which open up to give you a 12’ x 12’ living area. It has a custom built kitchen island butcher block counter, outlet, three oversized dovetailed soft close drawers, two under sink cabinet doors, large single porcelain farm sink, black gooseneck residential faucet with shut offs, and it is a wrapped in 8” white shiplap with black hardware.
All the slide trim throughout the rig was replaced with clear (no knots) cedar. There is a bluetooth CD / DVD stereo and outside speakers for entertainment.

The Artic 4 season protection package allows you to camp all year round with the 35K BTU high capacity furnace, the thermofoil insulation, and the heated and enclosed underbelly with circulating heat. The ductless flooring means there are no floor vent covers to collect dirt and debris. The nautilus water system is an all in one heated location with an EZ winterization system. The rig has 165 Watts solar with 3500W inverter, back up camera, tire pressure monitors, goodyear endurance tires and CRE 3000 suspension.

This unit includes a nice outdoor kitchen with blackstone griddle, refrigerator, sink, and storage cabinets. 18’ awning. The two 30 LB propane tanks. Tankless on demand hot water.

Every single thing on this trailer has been tested, survived miles of travel, or repaired. The roof is routinely inspected for leaks and sealed with manufacturer's recommended self leveling sealant. RV washed by hand multiple times per year to protect appearance etc. I baby this trailer and don’t pass a cat scale without weight in to make sure she isnt overloaded. Wheel bearings and all moving parts are routinely greased and lubricated. We are only selling to upgrade to a solitude with 2 bathrooms.
