Clean coach used for recreational purposes only, never lived in full time. Minimal wear and tear inside. Kitchen was rarely used. Bathroom fixures in good condition. No bad smells inside coach. A/C works well. Oasis unit works well. Tires are new DOT dated 2021. New house batteries 10/2022.  Serviced yearly. The passenger chair and 1 recliner has the "usual" fabric issue seen in these year models of Newmar. Modivated to sell!
