Only reason I am selling is I need to sleep more people. This camper is in great shape for its age. I've done a lot of upgrades and enhancements to it from the entrance steps to the electric jack. It does not have an awning but we use two 10x10 pop-up canopies on the outside. I'd be glad to throw both those into the deal if you need them.Most of the inside has been customized as I am a woodworker and enjoy spending time working on it. Most of the walls have been covered in knotty pine beadboard. The bathroom has a custom wall cabinet I built for storage. The other cabinets throughout are original and have been painted gray to match. The bedroom quarters have been redone to accomodate taller people. The camper has five Twin XL beds (half kingsize) complete with quality mattresses and toppers. Included in the deal are all of the bed components include the linens. There are two beds in the front quarters and two in the rear bunkhouse. I removed the sofa in the middle living/kitchen area and converted that to another bed. The dining table still works even though one of the benches has been converted to a bed. I removed the kitchen cupboard/entertainment center and replaced it with a custom pantry that fits bus tubs I've labeled for storage purposes. It also has a wall shelf I use to display my favorite bourbons during camp. I've done all this work in the past two years.The AC is less than five years old and the water pump is a few months old. Everything works as it should with the exception of the outside shower which I've never used. It's a 30amp system and comes with a 30amp extension cord and surge protection plug. A/C blows very cold and the furnace blows nice and hot.
