This unit is a wonderful, compact camping unit for folks who want to travel and live simply. It has everything you could want; A/C, heat pump (Cool Cat), powerful furnace (cozy even in subzero weather), heated mattress, porta-potty, 26-gallon freshwater tank, comfortable dinette, 2 double beds, sink, stove, microwave, grill, refrigerator, radio/CD, porch/awning, ample storage, 2 propane tanks and spare tire, with covers. Has been well cared for.

It’s a great RV, in very good condition. Sad to sell, but have more grand kids! Brand new items include heated mattress (still in plastic wrap), never-used Hamilton Beach microwave, never used porta-potty, four stabilizer jacks, new lower roof gasket (important), roof bungies in great condition. Never used outdoor gas grille (photo). Tires: good condition; spare: never used. The Dometic awning/screen room accessory (12 feet x 6-1/2 feet), used once; excellent condition (photos); allows for extra eating, gathering, sleeping area, or place to enjoy morning coffee while others sleep or dress. Can be set up as enclosed room, screen room, or overhead awning w/o sides.

When folded down-unit tows easily - very little drag. Front-protection diamond plate protects unit while on the road. What they say about these Forest River hard-side pop-ups is true; in less than a minute, we’ve been setup in bad weather with young grandchildren happy and protected inside, playing and snacking! Hard sides and roof are insulated panels-very durable; provides good sound barrier. Feels very protected inside.

Sleeps 4 w/ double bed; dining area converts to 2nd double bed. Ample exterior/interior access to under-bed storage and under-dining bench storage. Three-burner range w/ metal cover, compact elec/prop refrigerator, microwave, 3-speed roof fan above range. Great exterior prop grille (never used) w/ a quick-connect prop hookup, snap-on shelf, exterior electrical outlet (photo). 10,000 Btu furnace does great for heating the space in cold weather (we know); heat pump heats during chilly weather, down to around 45°. Cooling/air conditioning is provided by heat pump (Cool Cat). Thermostat/selector switch located near the entry door. Six-gallon propane water heater, exterior hot/cold shower, porta-potty (still in sealed original box). Included: used tarp to fully cover the RV each winter.
