A brief History:
Sunset Ridge (Phase 3), is a high end Class ‘A’ Deeded Motor-home Development with;
ï¶ 57 Large Big Rig Class ‘A’ Motor home Lots (Featuring Extraordinary Long Range Mountain Views)
ï¶ Private Outdoor pool with fence and patio area
ï¶ Private 2400 Sq. Ft. Club house W/ exercise room, fireplace, bathrooms (these amenities are approximately 85% complete.)
ï¶ The new infrastructure includes;
i. Gravity sewer system /with twelve manholes
ii. Water system
iii. Underground electrical system to feed 57 electrical pedestals located on each site.
iv. Independent electrical meters on each of the 57 lots
ï¶ Paved 3/4 of a mile of roadway. Which is connected into 2 other adjoining sister Resort Areas. Elk Ridge Cabins, and the Great Outdoors RV Resort, LLC (Rental Park).
ï¶ Installed a mile and a half of concrete curbing
ï¶ It attaches to a 5 Star Rental Resort (not included) Featuring Amenities Listed Below in Phase 1, a Private deeded cabin model development, and Future Rental Cabin Development(Fox Run)
In 2008 prior to construction I sold 7 lots in Sunset Ridge for a total of $435,000.
• In December 2010 I sold 1 lot for $90,000.00
• In 2011 2 Lots for $104,000.00
There are 47 Remaining Lots To Be sold. At a LOW average of $55,000.00 per lot thats over $2,585,000.00 To Be made. This is a VERY low estimate as to Date lots are sold for MUCH more than that each, and have not included our Prime Lot site.
Below Is information on the adjoining sister Resort areas, which are not included within the Sale, but should be viewed as they tie into the Resort as a whole.
Rental Resort: The Great Outdoors RV Resort, LLC (Phase 1)
I purchased the raw land in Jan of 2000. I immediately started building the park. I had previously owned a formidable construction business in Vermont. During this time I built a RV park as one of my many projects, and successfully ran and sold it in the subsequent years. I moved my heavy equipment down to the Heart of the Blue Ridge Mountains, and I have spent the last ten years working on this project, with my brother, in order to bring it to fruition.
We partnered with our neighbor across the road and together we built a sewer line, approximately one and a half miles long, which ties into the Town of Franklin sewer system. The cost of this work was just under $600,000 ( We paid half ) and mostly paid for it out of pocket. The majority of this work was completed in 2004.
In 2005 I worked to finish the infrastructure on this phase of the park, which include;
ï¶ The Sewer With 16 Manholes
ï¶ The water system at this time served 94 lots including a health dept specified grouted well, pump house, water pumps and a 13000 gal water tank.
ï¶ We also built a 2600 sq. ft. store/office building
ï¶ A 3400 sq. ft. two story building which includes a club house with two small kitchens, a commercial laundry, exercise room and 5 family styled rest rooms.
ï¶ An outside swimming pool (within the Rental Park) with pump house, fence and patio area.
ï¶ We paved approximately 3/4 of a mile of roads within the resort.
ï¶ Installed all of the electrical for the park including wiring the buildings, installing pedestals at the sites, street lights and pool lights. All underground wires are protected in conduit.
ï¶ We graveled the sites, seeded the common areas and landscaped around the buildings and installed walkways.
I should mention that all of the work done on this project was designed and inspected by a licensed NC engineer.
In 2011 The Great Outdoors Rv Resort (phase 1) was Commercially appraised for $690,000.00
In 2012 The Great Outdoors RV Resort ( Phase 1) was Commercially Appraised for $930,000.00
Elk Ridge (phase 2)
In 2006 we sold 14 park model lots for a total of $541,000
In 2007 we sold 3 park model lots for a total of $155,000
In 2008 we sold one park model lot for $65,000
In 2011 we sold one park model lot for $69,400
Total park model lot sales To Date $830,900.00
