Forty of the sites are currently in use as seasonal from May 1 – October 31 at a rate of $2,050 per season, plus $150 to store on site during the winter. There are nine camp sites without water or electricity located directly along the river for use by tent campers or popup trailers. There are three wells that supply water to the property.

There are four wireless Internet spots within the campground. Internet access is currently offered at no charge. Cable is available at the main building and separately to some of the seasonal sites, which could easily be expanded.
The main structure is 40’ x 60’ and has been extensively remodeled during the last ten years of ownership. This building houses the office and camp store; main residence; adult recreation hall; the main restroom facility; laundry and vending areas. There is a 24’ x 40’ attached covered pavilion.

The office and camp store are on the main level of the building. The office computer system is modern and utilizes the reservation and point of sale program ―Campground Master. The camp store sells wood, ice, ice cream, hot and cold beverages, gift’s, personal and camping supplies.

The owner occupied residence is contained on two levels of the main building. The residence is approximately 2,600 sq. ft., and consists of three bedrooms, two full baths, living room with fireplace, large eat-in kitchen with pantry, laundry area and storage space. There are decks on both sides of the main structure. The large front deck is for use by guests. The multi-level rear deck is attached to the residence only, and part of a private backyard area.

The campground is booked in advance of each season for the major holiday weekends, and for the months of July and August. There is very strong return clientele, with many guests holding multiple reservations each summer. The current owners begin taking reservations for the season at the end of April for the summer. All of the seasonal campsites are occupied with a waiting list to get in.
