There are currently 18 developed sites, each with 30/50 AMP. The park is permitted for 50 sites and the remaining 32 undeveloped sites have been cleared out and ready for infrastructure to be placed. There is immediate value to be added by developing 32 sites and connecting to public utilities in the future. The tie in to public water and sewer are located on the property and the Utilities Board of the City of Bayou La Batre has quoted $2,250 per site impact fee. In order to operate the park at full capacity with 50 sites, the new owner will need to either connect to public water or improve the well system (around $15K). Dockside RV Resort uses CampSpot software, allowing guests to book their stay with ease and the manager on site checks the guests in. Financial records are limited to CampSpot and Credit Card Processing reports. Cap rate listed is based upon proforma calculation using capital buildout estimate of $400,000, purchase price, estimated revenue at 70% occupancy using currently average 2023 monthly rental revenues.
There is great demand for RV experiences along the Alabama Coastline but competitor's proximity to the water is not as strong. Not to mention, the conveniency to Dauphin Island, Bayou La Batre, Mobile, and the casinos in Biloxi Mississippi.
