Water for the park is supplied by an excellent nine inch well that is 270 feet deep, supplies high quality water with no negative natural contaminates, pumps in access of 50 gallons per minute and is part of the state licensed public water system on the property. The park layout is designed around the natural washes on the property and is unaffected by the summer monsoon rains. The 120 acres is a premium desert property that is on a main hard surfaced road just three miles off AZ highway 80. The property slopes to the east with a one hundred foot fall in three quarters of a mile, is not in a designated flood zone, the soils have excellent drainage and has no under lying caliche. The property is approx four hundred feet above the valley bottom providing excellent views of the valley and mountains that surround it. The streets and RV pads in the park are AB gravel except for the first 600 feet at the entrance which is asphalt paving. The property is on both sides of the main road, fenced and surrounded by state leased grazing land so it will not be affected by future development. The valley has a moderate summer where the temperatures rarely go over 95 degrees and has a nice breeze most days. The mild winter is sunny with the daytime temperatures mostly in the sixties to low seventies with chilly nights. The park operates year around.
