The Main Building is a 2560 square foot stucco building with a metal roof and an 11 foot wrap-around porch. It houses the men/women's restrooms, community room, office and storage room. The bathrooms are heated and cooled and each has 2 lavatories, 2 commodes and 3 tiled shower stalls. The community room has a full kitchen with 2 stoves, 2 microwaves, dishwasher, refrigerator and chest freezer. It also has a seating area with leather furniture and a big screen TV. The community room can comfortably seat 40 people. Upstairs is a heated/cooled mechanical room.
Also on the property is a 2 bedroom/1 bath farmhouse with a metal roof and vinyl siding. The kitchen has been remodeled and updated and includes all appliances. A washer and dryer are also included.
Adjoining the farmhouse is a carport/laundry room for the use of the RV Park. There is room for 2 cars. There is a heated/cooled laundry room with 2 washers and 2 dryers and a sink. There is an additional hookup for a third washer/dryer.
The pump house is a metal building with a metal roof and is insulated and finished on the inside. This building holds 4 pressure tanks, 4 jet pumps and the chlorinator. The water system also has 2 wells and a large concrete holding tank.
There is also shed with 2 enclosed storage rooms and a covered work area.
The park has approximately 850 feet of Llano River water frontage with large native pecan trees near the water. Twenty (20) additional trees were planted near the RV pad sites and around the main building. The RV Park has a state-approved water system and a county-approved septic system. Each site has 30/50 amp electric, water, sewer, and cable TV. There is also WiFi in the Park and all sites are pull through. There are 46 sites and 26 of those sites have a separate electric meter so that monthly residents can pay for their own electricity
There is easy access to Hill Country towns such as Mason (10 miles), Llano (30 miles), Fredericksburg (30 miles), Luckenbach and Brady. The park is also in the heart of the Texas Hill Country Wine Trail.
The Llano River RV Park has a contract with the LCRA to purchase up to a maximum of ten acre-feet (3,258,510 gallons) of raw water per year from the Llano River. The contract may allow other possibilities such as an orchard, a vineyard or a wildflower farm.
The park could be modified to be a children's camp, corporate retreat, or a residential dwelling. The park sits on 11 platted lots each having Llano River frontage increasing the development potential of the property.
The park was closed in Feb. 2012 due to the drought and to low river flows. The Llano River is back up and flowing nicely, though it is still below normal conditions.
