The park is located on 32 acres in Nacogdoches, TX on Woodland Hills Golf Course (more acreage is available.) The tee box for Hole 14 is right next to the RV Park office. We have partnered with the golf course to offer unlimited golf packages while staying here at the park. With your purchase you will be getting over 1200' of frontage along the golf course.

We are located on Hwy 59, a very high traffic highway and the primary route many winter Texans take going to South Texas. This section of Hwy 59 is also part of the future I69 corridor.

Many of our monthly guests are employed in the oil&gas industry and many are college students. Our weekly and nightly guests are primarily here visiting the area, the university, or playing golf.

My personal preference on operating the park has been to focus on site rentals. I have never gotten setup to sell propane or to have a store because I prefered not to keep regular office hours. I can just about run the park from my cell phone. I have a dropbox setup at the office for overnight guests and live on-site so I make sure to go out and greet them when they arrive.

There's certainly potential to increase the income of the park by adding more sites, cabins along the golf course, selling propane, and having a store. We currently have a coin operated laundry, a playground, great wifi, and hiking trails.
