Due to a family emergency, we need to sell this RV campground. It is a perfect respite location for east/west travelers midway between Kansas City and Denver at exit 70 on I-70 and for those traveling US Hwy 83 (The Canada to Mexico Hwy).
We purchased the park with intent to fix up and re-sell this distressed property. We've fixed up the park a ton already and put the goodwill back on a good track with positive reviews. We have long term people staying and more calling. But for family reasons we need to sell sooner than later.
Direct profit centers include the RV park site fees, propane sales, laundromat, general store, water & sewer sales to adjacent building, and cafe' food, beer, and soda sales.
The park features 14.93 acres with 51 spacious pull-through sites (or 75 if you choose to park some side-by-side), 2 BI sites, 4 PI/BO sites for small RVs like PU/Camper or Camper Vans, and 6 tent sites. Additionally, 22 sites were recently upgraded with new electric wiring and pedestals. The park is level with mature trees bordering most of it.

There are two wells providing regulated pressure water to the whole park and a sewer lagoon that needs very little maintenance, unlike septic systems. And you sell water & sewer access to the adjacent property operating as a Mexican restaurant.

This park has a ton of potential and in a very short time we've put it back on the map for RVer's. The income centers are multiple and it's easy to run. Harvesters, road workers, pipe liners, and windmill workers will be returning for their extended stay besides the regular RV travelers. This park is a Gem!
