Located in western Pennsylvania and consistently rated one of the best campgrounds in PA , This park is by far a “pride of ownership”. This impeccably maintained campground is just a few minutes south of I-90 and within a 20 minute ride to Erie, Pa and Presque Isle State Park (4.2 million visitors annually), this campground provides easy access to a number of attractions. You’ll also find within a short driving distance Presque Isle Casino, the Erie Zoo, the Erie Land Lighthouse, Splash Lagoon, Escape Game Erie and Waldameer Amusement Park & Water World. The campground comprises 80 acres with an additional 100 acres available for expansion or single-family development.
The campground includes 200 sites with 90 seasonal and 110 transient sites. There are 12 cabins (4 premium w/bathroom & shower), pull thru sites, full hook-up sites and tent sites. They consist of 169 full hookup, 6 water & electric, 12 cabins and 13 tent sites. All RV sites are 20-30-50 amp service. The main building consists of a campground store, kitchen and mezzanine offices and is utilized for social events that include weddings, religious ceremonies, graduations and other events.
On the grounds but with its own entrance and parking area is a +/- 5,000 square foot student dormitory, built in 2011 and on a long-term ground lease for additional income. The campground is conceptually comprised of two economic units - the campground, which is projected to yield over $1M in revenue for 2022 with approvals for 60 additional sites that can easily be constructed - and the remaining vacant land that can be utilized for single family development or further campground expansion. A potential sale for the campground only and subdivision of the vacant land is an option
