It is not every day you get an opportunity to purchase a brand new RV park! How new is it??? Google earth isn't even showing the park online yet! Ted's RV park was constructed in 2020 (designed and built by one of the owners who is a contractor by trade). Year two revenue increased by 288%, and owner's are anticipating 2022 revenue to increase by another 30%. The park is located just .4 miles off of the I-35 exit in Decatur City, IA. Approximately 15,000 vehicles per day travel past this exit. The park has room for future expansion or addition of park amenities! The park is NOT located in a flood zone. Ted's RV park is currently being self-managed by the owner's. The park is not currently using an online reservation system so this is a value-add play for the next ownership group. The park also has room to expand another 12-16 pads for an additional value-add component.
The park currently consists of 26 pads, of which 17 are pull through. All 26 pads are full-service featuring electric (20/30/50 amp pedestals) as well as city water & city sewer. The park has three bathrooms that are each 7' x 10'. The park does not currently have a store, but there is room for one in the building that currently houses the bathroom's and office. The park has a playground for younger guests to enjoy.
The roads in the park are made out of gravel and are in "excellent" condition according to the seller's. As I mentioned earlier, the park is on city water & city sewer. The underground waterlines are 2'' PVC and 1'' coil. The sewer lines are made out of 4'' schedule 40 PVC. 20 out of the 26 pads have electric meters to back-bill long-term guests.
There is not currently any living quarters on the property for an owner/manager, but there is plenty of additional acreage available should the next owner decide to add living accommodations.
The seller's were asked to describe the percentage breakdown of guests in their park for the first two years of being in existence: •Approximately 60% of the guests are overnight/weekend guests.
•Approximately 30% of the guests are monthly guests.
•Approximately 10% of the guests are seasonal. (workers)
They also estimate that approximate 60% of their guests are retired. The vast majority of guests staying in June, July, & August are in town to visit family.

"The restaurant on site (they no longer own) is a real benefit to our guests. There is also a nice fishing lake 4 miles east of the property."
How do your rates compare to other RV parks in the area?
"Same or a little cheaper." (Note...2022 rates are increasing by 15% for nightly, 15% for weekly, & 8% for monthly)
Despite only being in business for two years at this point, the reviews on this RV park have been outstanding. The new owner of this park will be purchasing a great deal of "goodwill" and a reputation for providing outstanding service. The park has 51 google reviews with a 4.8 star rating. I highly recommend reading the google reviews of this property. The RV park recently became a "Good Sam's" affiliate. They have ranked the park 7 for facility, 10 for restrooms, & 9 for appeal.

Little River Recreation Area is a 2,200 acre area jointly managed by the Decatur County Conservation and the Iowa DNR. The area offers the 787 acre Little River Lake as well as rental cabins, campground, beach and multiple playgrounds.
Slip Bluff is a 300 acre park offering a 16 acre lake, over 2 miles of hiking trails, campground, park and picnic facilities. The park is covered with beautiful hardwood timber that provides many spectacular natural sights throughout the year.
Liberty Hall is located in Lamoni. This Victorian style, three-story house was once the home of Joseph Smith the III and the headquarters for the Community of Christ Church. Tours are welcome weekly.
There are two bike trials located in Decatur County. The Leon Bike Trail extends along the west side of the town, stretching from the Rodeo Grounds to the Leon Cemetery. The Lamoni Bike Trail begins at Liberty Hall, swings through the country side and into town, and then finishes on the east edge of Lamoni. Its total length is approximately 6 miles.
Rugged wooded hills and valleys abundant with oak trees make Nine Eagles one of southern Iowa’s most scenic parks. The park has trees which are more than 300 years old. Visitors enjoy six miles of bridle and nine miles of hiking trails, swimming at the sandy beach, pleasant camping areas and shaded picnic spots with tables and fireplaces scattered throughout the 1,100-acre park.
