Serving as a Campground and RV Park since 1947, the “Park” has been owned and operated by the same family since 2007. The facility services Massachusetts, Connecticut, New York, and New Hampshire. It has had guests from almost every state in the Union and several countries. This destination location is in the Berkshires and sits on approximately 150 wooded acres of which only 40 acres have been developed.
The company has been profitable since that time and currently has free cash flow of over $500,000 per year. The company currently only operates six months out of the year. Increasing the season from six months to nine or twelve months could significantly enhance the profitability as most of the expenses are fixed. This may require some marginal expenditures to improve some roads and increase cross country ski paths but less than $50,000. This alone could increase cash flow by $175,000 to $250,000.
Currently, the Park has about 250 camp sites with varied amenities ranging from water only to having water, electric and sewage hook-ups. The entire campground has fiber optic high speed wireless internet coverage. Additionally, the facility has 14 log cabins. Increasing the number of cabins could also greatly improve Cash Flow. Cabins can be added and completely ready to rent for less than $40,000 per cabin and will pay back in two years. The increased profitability is directly correlated to the speed at which the investor wants to expand. There is more than enough land for significant expansion.
The selling price is $10,000,000 and the owners will stay for one year to train, if required. PP&E estimate value of $6,480,000. The purchase includes an approximately 3,000 square foot home on premises with two separate living quarters.
This is an asset sale with the buyer retaining the name at their option. The transaction qualifies for SBA and Agricultural loans to the best of our knowledge. The forecast used in the body of this document does not include any of the suggested cash flow enhancement and assumes the company runs as currently operated.
