The I-65 Campground is comprised of 12.47 acres, and it is appropriately named as it is right off I-65 in Creola, AL. Creola is 15-miles north of Mobile, AL. Due to its proximity to this major interstate, the park enjoys annual vehicle traffic in excess of 14,000,000 vehicles. Mobile is the 3rd largest city in the State of Alabama, there are over 200,000 residents within 15-miles of this campground, and there are over 1,100,000 residents within a 60-mile radius of this campground.
The I-65 Campground is currently affiliated with the Good Sam Network (a network of over 2,400 campgrounds nationwide). It currently has a 7.5 rating on the facility, 8.0 rating on the bathrooms/bath house, and a 7.5 rating on appeal. The Good Sam affiliation has helped the park with predominantly overnight and weekend bookings.
This RV park was constructed in the early 90's. Today it includes 93-total pads. 87-pads pads are full-service, 2-pads are partial-service, and 4-pads are primitive tent sites. The park offers 39 (30 amp) pads, 22 (50 amp) pads, and 26 (30-50 amp) pads. The underground piping consists of PVC. The park features three (03) 800-amp services. The park is on a private well & septic system. The park is inspected annually by the Alabama Department of Environmental Management, and the park is required to submit water samples on a monthly basis. The roads through the park are asphalt and the owner considers them to be in "good" condition. The park also features 4 bathrooms/bathhouses, as well as a laundry facility featuring (3 washers/dryers).
The I-65 Campground is owned by a local investor who is involved in multiple business ventures. The owner has not been involved in the day-to-day management of the park. The current manager lives on the premises and their payment is free rent. The park purchased a 3bed/2 bath trailer that was brand new back in January of 2017. The managers live in this trailer. It is believed that the managers will want to stay on for the next ownership group should it be purchased by a non-owner operator.
The campground has benefited greatly from its proximity to the Alabama Power Plant, as well as several chemical companies that are just north of Creola. Many of the seasonal workers who come into this area for these plants stay in the campground as it is a significantly cheaper alternative than staying in a hotel for the duration of their stay.
The Good Sam affiliation costs around $3,000 annually which includes advertising in their publication. It brings in mostly overnight and weekend guests.
The new owner probably will want to redo the campground website, as well as explore the possibility of adding an online reservation system.
All sales are reported in the financials (even the cash payments). Owners currently have the managers turn in every registration slip in numerical order.
The park is generating really good income "as-is". The park could most likely be bringing in additional income with a little extra attention. The current owners have many business ventures, and this investment was a cash-cow for them without devoting much attention to it. With its location this park has a bright future for the next ownership group!

The I-65 Campground is located in rural Creola, AL. Creola is sixteen miles north of Mobile, AL. Mobile is the county seat of Mobile County, Alabama. The population within the city limits was 195,111 as of the 2010 United States Census, making it the third-most-populous city in Alabama, and the most populous in Mobile County.
Alabama's only saltwater port, Mobile is located on the Mobile river at the head of the Mobile Bay and the north-central Gulf Coast. The Port of Mobile has always played a key role in the economic health of the local economy, and it is currently the 12th-largest port in the United States.
Mobile is the principal municipality of the Mobile metropolitan area. This region of 412,992 residents is composed solely of Mobile County; it is the third-largest metropolitan statistical area in the state. Mobile is the largest city in the Mobile-Daphne-Fairhope CSA, with a total population of 604,726, the second largest in the state.
