This newly developed RV park features four full service sites ready to be rented, as well as eight additional sites that will be operational by mid July 2020.

Each of the 12 sites (once completed) will have it's own septic hookup, as well as water hookup and individual power meter with 50 amp, 30 amp and standard 110 outlet. These are large sites designed to accommodate the largest RV sizes.

In addition to the real estate, the Land of Waterfalls RV Park purchase would include the website (www.landofwaterfalls.site) and social media that is currently being used to take online reservations. So far, Land of Waterfalls RV Park has seen strong initial interest and high demand in the first month of operation. Currently, there are limited RV site rentals in the greater Brevard area despite having two of the most highly visited forest recreation areas in the state of North Carolina just a short drive away.

Based on current demand, we anticipate annual revenue for the 12 sites with 200 night occupancy to be $132,000 per year with projected EBITDA of $98,427 when anticipated expenses have been paid.

Recent work this spring and summer includes the construction of the eight additional sites (currently underway), the addition of new interior roadways to provide greater access to the sites, a full septic service of the four existing 3 bedroom septic systems, approved plan from the county to expand to 12 sites using existing septic systems, construction of a high capacity well and the addition of a privacy fence around the majority of the property. A new electric system with 400 amp service is currently being installed to service the eight new sites and well.
