This cozy seasonal RV park is nestled in a picturesque mountain valley town located in the southern Colorado Rockies. Elevation is 7,000’. We offer 30amp, water, sewer, and wifi at each site.

Park is adjacent to the Colorado scenic byway Highway of Legends. Guests enjoy fishing, hiking, sightseeing and relaxing. The town has 2 small lakes available for fishing and several high-country lakes are within 30 miles. We are appx 20 minutes to Lathrop State Park, featuring a lake and golfing and a little over 60 minutes to the Great Sand Dunes National Park. Pikes Peak or the Royal Gorge (rafting & other activities) make for an easy day trip from the park. The mountain resort community of Cuchara is about 10 miles south on the Highway of Legends and offers more dining options as well as shopping. Our guests also enjoy driving down to Taos or Red River NM for the day.

The park has a comfortable office, games and movies for guests to borrow. It also houses the men’s and women’s restrooms/showers.
Laundry is just a couple of blocks away, and our little town offers a well stocked grocery store, convenience store and filling stations, several dining options, wonderful art galleries and gift shops, numerous churches, and a great library. All are within easy walking distance of the park. Activities in both La Veta and Cuchara are on-going throughout the summer.

Standard park rates including tax: $37/nightly, $234/weekly, and $545/monthly.

Property consists of 9 commercial lots.

One 27’ bumper-pull camper used for summertime owner’s quarters is included. Camper can be negotiated out of sale price if desired.

Furniture in the office as well as books, movies, games, TV, etc stay with the property or can be negotiated out of the sale price.

Lawn care items and all picnic tables stay with the park as well as all cleaning and stock supplies we have on hand.

We love our little park, however health issues are forcing me to slow my pace sooner than I anticipated. We’ve considered limiting stays to monthly/weekly only, but we’d really like to see the park continue to offer accommodations to the many guests we have who prefer/need a shorter stay.

This is a ‘for sale by owner’ park and all contact comes directly to us. It is turn-key ready and in good condition for the new owner to take over.

We’ve priced it to sell, but will consider reasonable offers.
