This is our personal lot in a Gated Community that we fulltime at in our 40ft Phaeton RV. We've made huge improvements to the site. We are not Realtors or Agents. For your protection and ours, the sale of our property will be through an attorney who will order and provide, Title Insurance and Warranty Deed to the buyer at no cost to you. Normal minimal closing costs apply to both seller and buyer just like purchasing a house.

We upgraded electric service to 70 amp (50 amp for RV), 10×10 shed built on-site, shelved with 220v electric, separate full size washer and dryer. The lot is one half stone surface (4″-5" thickness) and the other half is pavers. Included, is an aluminum patio set (4 chairs), umbrella, stainless steel BBQ Grill, Rubbermaid type Storage Chest, concrete deer and DirecTV dish. It truly is the showcase lot of the park with easy pull in RV access straight into the lot after passing thru the gatehouse. It is a less than 200 hundred feet to the mailboxes. Neighborhood watch uses the lot right next door. When the snowbirds are here, daily morning coffee and baked goods are abundant. The location of our lot gives us a cooling breeze throughout the year. The park is for all ages and the neighbors are friendly. Some are seasonal, others are full time in RV's, 5th Wheel, Trailer or Park Model. Live here full time, part time or use as a rental. Unimproved RV Lots rent from $350-$400 per month plus electric.

The monthly Condo fees are only $120 which includes water, sewer, trash pickup six days a week, 24/7 staffed gatehouse, 110,000 gallon Pool, On-Site Condo Office and Management, Community Watch and Maintenance of Community Grounds. Our lot is maintenance free, with nice tall trees that provide lots of shade (something seldom found in Florida Parks). There is no grass to cut. Our Lot is Prime Location just past the park entry with pull in RV parking. The Recreation Hall, Mailboxes, Condo Office and huge pool are all within walking distance. We get a wonderful breeze that is enjoyed year round but especially in the summer months. Our electric bill (fulltime in a 40 ft RV) averages $75-$100 per month. Peak summer months are higher. As you will see in one of the photos, our electric comes direct from the pole to our meter. The upgraded #4 gauge wire provides 240 volt direct service to run the AC in the Shed, Washer, Dryer and 2 15,000 BTU AC's in the RV all at the same time. We save money on the monthly electric bill because the electricity is not shared with other lots in the block. Shared is when the power line comes down the pole then is shared by each of about 8 lots. Each lot is metered, but all 8 lots are on the same main line and monthly, several people pay for electric they do not use.

Our lot in parks 30-50 miles away are selling for $55k -- $125k. Our location is very convenient with lots of dining and shopping close by. Walmart SuperCenter, Big Lots, BestBuy, Tiger Direct, Staples, Office Depot, Toys 'R US, Verizon, ATT, Sprint, Home Depot, Lowes, Ace Hardware, Harbor Freight, Sports Authority, Altamonte Mall with 165 Stores, PepBoys, Auto Centers, Auto Parts, Freightliner, Cummins, Camping World, RV Dealers, Vehicle Tag Office, Thrift Stores, Churches, Publix, Winn Dixie, Bealls, Ross, OutBack SteakHouse, LongHorn SteakHouse, Sobiks, Firehouse, McDonalds, Burger King, PopEyes, Wendy's, Taco Bell, Several "Good" Italian Food Restaurants, Froggers, Gator Dockside, Beef O'Brady's, Denny's, Perkins, 5Guys Burgers, Dairy Queen, BBQ, Walgreens, CVS, many RedBox locations, 7-11, Dollar General, Family Dollar, RaceTrack, WaWa, Shoot Straight, Barber Shops, many Beauty Salons, over 20 Veterinarians, Florida Hospital, Orlando VA Clinic (15 miles away) and so much more, all very close.

Those are not improved, meaning they are sand and spotted grass, almost impossible to get a 40′ RV into, no pad and 30 amp electric service. Be careful purchasing in any Park because many RV Lot sales are plus back Condo Dues and back County Taxes that are not always disclosed in the sale price.

Be careful of a seller wanting to sell as a Quit Claim Deed. There could be hidden liens and incumbencies that you will be responsible for at a later date. A Red Flag should be waved if a Seller refuses to pay for Title Insurance or says there is no need for a Warranty Deed. Like all warranty deeds, a Florida warranty deed conveys all of the covenants of title. The seller is giving a warranty that he or she owns and has all rights to the property, and the purchaser will have a breach of warranty action against the seller if it turns out that was not the case.

A quit claim deed is often used in Florida to transfer title to real estate in situations where the person transferring the property does not want to be liable for any warranties of title. With a quitclaim deed, the transferor is not guaranteeing that he or she owns the property.  The quitclaim deed only transfers whatever interest the owner happens to have.
