About half the property is more or less native with small gullies, gentle rocky outcroppings, and wetland areas filled with towering cottonwoods and other native trees. The Midvale Irrigation Ditch runs through it providing stock and irrigation water during the summer months while it’s running. There is an older set of corrals and a smaller granary, both located in an area that would make a very nice building site. The views from this location are awesome and the topography appears well-suited for building. It’s been a while since any livestock have used the property, but it would make a great small acreage cattle and/or sheep operation, or even an equestrian operation would do well there.

Recreational Land
The fact that this property is located practically in the center of the state means access to all the state’s recreational treasures is no more than a half-day drive. Most notable of these would be Yellowstone, Jackson Hole, Flaming Gorge, Cheyenne (state capital), and Devil’s Tower. But in particular, Boysen Reservoir and State Park are one of the state’s best known boating and fishing destinations and this property adjoins it. The Owl Creek Mountains are just a short drive to the north for day trips, hikes, and other outdoor adventures. The famed Wind River Canyon that cuts through the Owl Mountains is a sight to behold but is also considered one of the best fly-fishing rivers in all of Wyoming, which is saying something. The wild and unruly Wind River Mountains, which frame the views of the skyline to the west (from the property), are a short drive away, as well. If you want to enjoy a fun night out, with big city entertainment and fun, The Wind River Casino and Hotel is only 20 miles south of the Property. But, you don’t need to leave the property to enjoy watching and/or hunting for upland and waterfowl, deer, and small game that all enjoy the cover from the trees and topography, and the abundant water and feed resources. Plus, across the fence to the north is all Boysen State Park, for your recreation and viewing enjoyment.

The comments above pretty well describe the opportunities that come with this property, but from a general market perspective, this is a unique offering because of its location. The simple fact is that it is next to and overlooking Boysen Reservoir, and it enjoys the viewshed protection of the State Park to the north.
