Lot 213 is in the ownership side of TLC Wolf River Resort, a beautiful and quiet RV Park close to 1-10 for access and just outside of town. There is a separate owner side community pool and center. There is management onsite. There is a pond, bayou and the Wolf River for quick fishing access or head to the Bay or Ocean to catch bigger fish. No age restrictions. Pets are allowed.
Lot 213 is 60 x 54 has a gravel pad and is grassed with a fence on three sides, neighboring lot owner is interested in building that fourth side. Fence is sturdy wood picket about 3 feet high. Lot has three mature trees for shade: pine, live oak and magnolia. It has sewage, water and electric hookup available. Sewage and water are available immediately, power requires a breaker to be installed in the power pedestal and activation with Coast Electric. High speed internet is available, cable is also available but confirm that, we stream so we didn't research cable.
Fees - there is a $250.00 one time transfer fee and there is an annual fee of $424.20. The annual fee can be paid quarterly or monthly. The annual fee covers property taxes, sewage, water, pool, clubhouse, common area landscaping, and a common dumpster for trash. Electric is metered separately by the owner and requires set up with the Coast Electric Power Association. see note above. Internet is also available with a couple of providers. We've been told it is quality and accommodates streaming.
Important: This is a land lease, it is transferrable and there is about 90 years left. It can be transferred to others via lease or through a will, etc. This lot can be rented out as well.
Transparency - we just purchased this lot and about one month later I accepted a job in Oakland, CA so while we would much prefer the Mississippi coast, that isn't going to work out. We met several owners during our initial visit and they were great and helpful. One neighbor will even manage your lot and rental if needed. Given the timing of this posting, we didn't want folks thinking we were selling because of Ida, we haven't be made aware of any flooding but we live out of state.
Electricity - Setup for power is a little tricky and I don't want you to be surprised, it requires a permit and then activation, the RV has to be at the lot. Check with Coast Electric at 877-769-2372 for all the details but know that power is available with a meter but not currently "on" at the lot. To activate, you can stay at the guest side while power is being turned on which shouldn't take long - double check this information, it was what was shared with us as we researched electricity.
Why fight for camping spots with the influx of covid campers? And, why build on the coast with the increase in Hurricane activity? Park your current RV or invest in a destination RV for this large lot.
And, most importantly do it legally. . . . . Hancock and Harrison counties in Mississippi aren't RV friendly otherwise.
