This 2012 Surveyor travel trailer features a spacious open design for the living / dining / kitchen space, a great bunkhouse in the back with two twin bed spaces on one side and a double bench / table on the other side (which can fold down to a 3rd twin bed. The master bedroom up front can watch the TV from bed thanks to the swing-around lazysusan mount for the television. We as a family of four full-timed in this rig for several years while frequently relocating as seasonal Park Rangers. Upgrades / Pros:

• The interior has been repainted and the OEM dining room / couch furniture removed in order to open up the living room for a futon, dining room table, whatever you want. (We used IKEA furniture to vastly improve towing weight and give it a more 'real house' feel)
• Tires and spare less than 2 years old.
• Upgraded 4-point heavy duty sway bar towing hitch comes with it.
• Hot water heater and furnace were replaced about 4 years ago.
• Power slide and front & back leveling jacks work well when on electrical power.
• Arctic package includes heaters for the fresh, gray and black water tanks.

Things to be aware of:

• The converter / battery charger / circuit breaker box needs to be replaced. The electrical system only runs off a separately charged battery at the moment until that is replaced. (Under $300 on Amazon) The 30-amp system worked well before then.
• The flooring is VERY soft in the bunkhouse area thanks to the kids jumping from their bunks and wearing out the layered plywood and will need to be reinforced or repaired.
• The powered awning was removed after wind damage.
• Mattresses not included.
